A major new rental community officially broke ground this week in the heart of Brampton, marking a significant step in addressing the city's growing housing needs. The development, a partnership between LiUNA Pension Fund of Central and Eastern Canada, Fengate Asset Management, and The Hi-Rise Group, promises to bring hundreds of new rental units to one of Canada's fastest-growing urban centers.

Transit-Oriented Community Takes Shape

The 35-storey Church & Main residence will rise at the prominent intersection of Church Street and Main Street in Brampton's downtown core. This strategic location places it directly across from the Brampton Innovation District GO Station and adjacent to local bus stops, offering future residents seamless access to rapid transit across the Greater Toronto Area.

The development will feature 400 rental units designed to accommodate diverse household needs. The mix includes studio, one-bedroom, two-bedroom, and three-bedroom configurations, targeting new Canadians, students, young professionals, and families seeking quality rental options in a connected urban environment.

Addressing Brampton's Housing Demands

At Wednesday's groundbreaking ceremony, Joseph Mancinelli, Chair of LPFCEC and LiUNA International Vice President, emphasized the project's significance. "Church & Main is among five residential projects to break ground this year, delivered by LiUNA and built by our union members," Mancinelli stated. "This is a proud moment for all of us as we rise to meet the moment and address Canada's critical housing challenges."

Brampton Mayor Patrick Brown highlighted the project's importance to the community, noting that Brampton is expected to grow by 41% by 2051. "Projects like Church & Main are essential to meeting the housing needs of the city's residents," Brown said during the event.

Sustainable Design and Community Amenities

The development aims to set new standards for rental living through extensive amenities and sustainable design. Future residents will have access to:

  • Co-working and social lounge spaces
  • Fitness and wellness facilities
  • Indoor and outdoor community gathering areas
  • Pet wash station and game rooms
  • Multi-purpose activity spaces

The project is targeting LEED Gold certification, reflecting Fengate's commitment to responsible investment and environmental sustainability. According to Victoria Mancinelli, LPFCEC's director of public relations, marketing and strategic partnerships, this represents the developer's fourth groundbreaking in recent months as they aggressively pursue rental development opportunities in the GTA.

Church & Main marks LiUNA's second rental property in Brampton, following the successful Manett Urban — Rentals on the Park development, which reached 90% occupancy shortly after completion earlier this year. The new tower is anticipated to welcome its first residents in 2029, contributing to the ongoing transformation of Brampton's downtown while helping to alleviate pressure on the region's tight rental market.
