B.C.'s 5 Most Valuable Homes: Wilson Tops List

The British Columbia Assessment Authority has unveiled its annual property valuation roll, revealing the province's most expensive residential addresses as of July 1, 2025. For another consecutive year, the founder of a global athletic apparel brand claims the top spot, even as values for many elite properties show a decline.

The Undisputed Leader: A Point Grey Titan

Topping the prestigious list once more is Lululemon Athletica founder Chip Wilson's sprawling mansion at 3085 Point Grey Road in Vancouver. The iconic Kitsilano property has been assessed at $73,457,000. Despite holding the number one position, the estate's value has not been immune to market shifts. The latest figure represents a significant 11 per cent decrease from its July 2024 valuation of $82,664,000.

Belmont Avenue: Vancouver's Exclusive Enclave

The dominance of Vancouver's ultra-premium real estate is clear, with three of the top five homes located on the same exclusive street. Securing the second position is the gated residence at 4707 Belmont Avenue, valued at $69,878,000. This marks a three per cent drop from its previous assessment of $71,739,000.

In fourth place is another Belmont Avenue property, 4743 Belmont Ave., once owned by renowned philanthropists Joseph and Rosalie Segal. This Point Grey home saw its assessed value fall by four per cent to $42,514,000. Notably, the property was sold in 2021 for $42 million.

Rounding out the top five is 4719 Belmont Ave., an 18,000-square-foot home situated on a massive 60,000-square-foot lot. Its value declined by 6.5 per cent, moving from $43,390,000 to $40,600,000.

The Island Exception

Bucking the downward trend seen in most high-end urban properties is James Island, located off the coast of Sidney on Vancouver Island. With an assessed value of $57,096,000, it claims third place on the provincial list. Its value increased marginally, by less than one per cent, from the previous year. James Island is one of only three islands to be ranked among B.C.'s 500 most valuable properties, highlighting the unique appeal of private island ownership.

The annual assessment data provides a snapshot of the province's luxury real estate market, illustrating both the enduring concentration of extreme value in specific Vancouver neighbourhoods and a general cooling in the upper echelon of the market.
