Trufyn notes she has observed numerous couples relocating from Vancouver to Edmonton in recent months, recognizing they can "have the best of both worlds" in Alberta's capital city.

While single-family detached homes traditionally represented the preferred choice for Edmonton's first-time buyers, financial constraints have shifted this dynamic in recent years. January statistics from the Realtors Association of Edmonton show benchmark prices for detached homes exceeding $508,000, representing a one percent year-over-year increase.

Condominium apartments have emerged as a more accessible alternative, with January benchmark prices at $197,200—approximately one percent lower than the previous year.

"Younger buyers continue to be drawn to the downtown lifestyle," observes realtor Wally Fakhreddine with Top Edmonton Real Estate.

Despite their affordability, some first-time buyers express caution about condominium investments due to relatively stagnant values over the past decade. Trufyn emphasizes the importance of thorough due diligence:

"Condos can sometimes be problematic if they're not being managed well. A comprehensive condominium document review is critical to avoid purchasing a unit in a complex facing substantial assessment costs for major repairs."

Fakhreddine offers a different perspective on condo fees: "The costs of maintaining a single-family home—including roofing, window replacements, furnace upgrades, and exterior maintenance—can be very similar to condo fees over time."
