While economic uncertainty has dampened activity across much of Toronto's condominium market, one prestigious development is proving to be a notable exception. One Ten Avenue Road, a new boutique mid-rise project in the heart of Yorkville, is successfully attracting a specific class of buyer, demonstrating that demand in certain prime locations remains robust.

A Prime Location in Yorkville

One Ten Avenue Road is a 12-storey luxury condominium developed by Sierra Building Group, situated at the prestigious 110 Avenue Road address. The surrounding Yorkville neighborhood is not just a backdrop but is being marketed as the development's ultimate amenity, offering unparalleled access to high-end shopping, dining, and culture.

Jeffrey Kansun, the managing partner at Sierra, explained that the decision to launch the project in October 2025, despite turbulent economic conditions, was strategic. The hyper-dense Yorkville area sees very few new development launches, creating pent-up demand for new luxury residences.

Customization for the Discerning Buyer

The building distinguishes itself with a highly flexible and modular design. Buyers are offered rare customization options, including the ability to combine units, a feature that is uncommon in the Toronto market. Kansun described the design philosophy as a Rubik's cube with Lego-like building blocks, allowing early purchasers to tailor their living space to their exact needs.

The target audience for this project is not the typical first-time condo buyer. The development is focused on end-users, particularly well-heeled empty nesters from the surrounding neighborhoods. These buyers may be looking to downsize from a large 4,000-square-foot house into a more manageable 1,500-square-foot luxury condo, seeking a lock-and-leave lifestyle for travel to cottages or winter homes in Florida.

Although the final suite layouts are not yet finalized, prices are expected to start around $1 million. The number of units will be fewer than the initially announced 72, as combinations during the sales process will reduce the final count.

Sierra Building Group is elevating the customization experience by partnering with four acclaimed design firms: Kim Lambert Design, Mason Studio, Two Fold Interiors, and Kelly Harvey Living. These firms will work directly with buyers to create unique interiors that reflect their personal vision, moving away from the standardized finishes of traditional condominiums.

Adding to the bespoke nature of the project, world-renowned architect Richard Wengle will consult with purchasers to customize their suite layouts. Matt Smith, a broker of record with Engel & Völkers who specializes in Toronto's luxury market, confirmed the consistent appetite for high-end condominiums in Yorkville. He highlighted the significant challenge of developing in the area, noting that assembling a suitable land site can require dealing with five to ten different landowners and take four to ten years.

Smith characterized Yorkville as its own island, a market where buyers are often insulated from broader economic swings. This insular demand is what allows projects like One Ten Avenue Road to proceed with confidence, even when other sectors of the real estate market face headwinds.
