United Housing's first affordable housing project in Listowel is nearing completion after reaching a fundraising goal a year ahead of schedule. The project, which broke ground in 2024, will provide 40 affordable rental units for low-income families and individuals in the community.

Fundraising milestone achieved early

The United Way-led initiative raised $6 million in private and public donations, surpassing its target by June 2025, a full year before the original deadline. This early success allowed construction to proceed without delays, according to project manager Sarah Thompson.

“The community really stepped up,” Thompson said. “We had contributions from local businesses, residents, and government grants that made this possible.”

Project details and impact

The three-story building on Main Street includes one-, two-, and three-bedroom units, with rents set at 80% of the average market rate. It also features a community room, laundry facilities, and a small playground. The project is expected to serve approximately 120 residents, with priority given to those on the municipal housing waitlist.

Listowel, a town of about 10,000 people, has seen rising housing costs in recent years. According to the local housing authority, the vacancy rate dropped to 1.2% in 2025, driving demand for affordable options.

Construction progress and timeline

As of June 2026, the building is 95% complete, with finishing touches underway. The official opening is scheduled for September 2026. “We’re ahead of schedule thanks to the early fundraising and good weather,” said construction foreman Mike Chen.

The project is part of a broader United Way initiative to build 200 affordable units across southwestern Ontario by 2030. Similar projects are planned in Stratford and St. Marys.
