Vancouver-based real estate developer Anthem Properties has secured a long-term institutional investment partner to move forward with the construction of two significant mixed-use rental projects in key areas of the city. The joint venture agreements, finalized on December 5, 2025, will bring nearly 300 new rental homes to Vancouver's undersupplied housing market.
Details of the Two New Developments
The first project, located at the intersection of Heather Street and West 41st Avenue in the Cambie Corridor near Oakridge Centre, will be an 18-storey concrete tower. This development will feature 183 rental homes alongside 1,200 square feet of ground-floor retail space. Residents will have access to rooftop amenities and benefit from the site's strong transit connections and immediate proximity to the redeveloped Oakridge Park.
The second site is situated near the bustling corner of Fraser Street and Kingsway in the desirable Mount Pleasant neighbourhood. This 14-storey building will add 110 rental homes and a more substantial 4,200 square feet of street-level retail. Its location places it near key institutions and vibrant local businesses, aiming to serve a diverse community.
Construction Timeline and Market Outlook
Both projects are fully financed and have received all necessary municipal approvals. Active construction is scheduled to begin in early 2026, with completion anticipated for early 2028. This timeline positions the new homes to enter the market as demand is expected to rebound.
Jordan Carlson, Executive Vice President of Anthem Properties' Investment Group, emphasized the strategic nature of the developments. "Heather and Fraser are strong additions to our growing rental portfolio, positioning us well to accommodate what we see as a coming bounce-back in demand for the structurally undersupplied housing market," Carlson stated. "These are centrally located, thoughtfully designed buildings which we will build and hold with our partner for the long-term."
Carlson also highlighted that both projects will offer a mix of unit types, including affordable and family-oriented layouts, designed to meet the needs of the surrounding communities of families, students, and professionals.

Founded in 1991, Anthem Properties is a major player in North American real estate with a portfolio that includes over 400 residential and commercial projects. The company's current residential pipeline encompasses 44,000 homes that are either complete, in design, or under construction. This latest joint venture reinforces its strategy of developing and holding rental properties as long-term assets.
The addition of 293 rental units in Vancouver represents a direct response to the city's ongoing housing shortage. By partnering with an institutional investor, Anthem ensures the capital required to advance these large-scale projects, contributing new rental supply in two high-demand, transit-accessible neighbourhoods.
