Bellwether Community Poised to Lead Growth on Calgary's East Side

A new community named Bellwether is set to become a trendsetter on Calgary's east side, with Qualico Communities planning a development that emphasizes housing, parks, amenities, and connectivity. The name Bellwether, historically referring to the ram that leads a flock, symbolizes leadership and innovation, reflecting the community's goal to be at the forefront of positive change through thoughtful design and lifestyle offerings.

Strategic Location and Development Vision

Saba Ishaq, development manager for Qualico Communities, highlights the importance of Bellwether in Calgary's growth. "Bellwether represents an important step in the continued growth of Calgary's east side," says Ishaq. "Our focus is on creating a well-planned community that brings together housing, parks, amenities, and connectivity in a way that supports how people want to live today and into the future."

Positioned on 160 acres of former agricultural lands in the Belvedere area, Bellwether is located just east of Stoney Trail, south of 17th Avenue S.E., and west of 100th Street S.E. This strategic location offers dual-city convenience, with easy access to both Calgary and Chestermere. Residents will enjoy a five-minute drive to shops and services, including Costco at East Hills Shopping Centre.

Community Features and Housing Diversity

The community is designed as a walkable, mixed-use environment with extensive commercial offerings and a variety of housing styles. Planned features include:

  • Apartments, townhomes, semi-detached, and single-family residences
  • Over 3,500 homes at full build-out
  • A central park with event lawn and picnic seating
  • A preserved wetland and green corridor pathway
  • A school site with playground and sports field

Ishaq notes, "The area is poised to become a dynamic destination for living, working, and gathering." Superior transit connectivity will be a key asset, with the Max Purple Bus Rapid Transit line extending along 17th Avenue toward Chestermere, supporting connections to downtown Calgary.

Environmental Stewardship and Indigenous Collaboration

Bellwether stands out for its strong environmental stewardship and respectful approach to working with Indigenous communities. In spring 2025, Qualico Communities held a pipe ceremony led by Elder Casey Eagle Speaker from the Kainai Nation to bless and honor the land before development. This initiative underscores the commitment to connectedness with nature, which is integral to the development vision.

The community's design prioritizes green spaces, including a preserved wetland and a green corridor along the western boundary, ensuring residents remain connected to the natural environment. These elements, combined with family-friendly amenities like the school site and sports field, make Bellwether an attractive option for diverse demographics seeking a balanced, sustainable lifestyle in Calgary's expanding east side.
