Primaris to Acquire Former Hudson's Bay Space at Devonshire Mall
Primaris Real Estate Investment Trust has announced plans to acquire the former Hudson's Bay store at Devonshire Mall in Windsor, Ontario. The deal, which is expected to close later this year, will see Primaris take over the 200,000-square-foot space that has been vacant since Hudson's Bay closed its doors in March 2025.
The acquisition is part of Primaris's strategy to revitalize underperforming retail assets and reposition them for modern mixed-use purposes. The company has not yet disclosed specific plans for the space, but industry experts anticipate a combination of retail, entertainment, and possibly residential components.
Devonshire Mall, one of the largest shopping centers in southwestern Ontario, has been undergoing a transformation in recent years. The addition of Primaris could bring new life to the mall, which has seen declining foot traffic due to changing consumer habits and the rise of e-commerce.
Local officials have expressed optimism about the deal. Windsor Mayor Drew Dilkens said, "This investment demonstrates confidence in Windsor's economy and the future of brick-and-mortar retail. We look forward to seeing Primaris's vision for this space."
Primaris CEO Alex Avery stated, "We see tremendous potential in this location. Our goal is to create a destination that serves the community and attracts visitors from across the region."
The transaction is subject to customary closing conditions and regulatory approvals. Financial terms were not disclosed.
